10 ns access time — the timing budget
In a system with a 50 MHz bus (20 ns period), that leaves 10 ns of margin for address decoding, PCB trace delay, and setup time at the controller — workable but tight. If you are replacing a slower 12 ns or 15 ns part, the 10 ns part gives you extra timing headroom without changing the rest of the timing chain.
Industrial temperature and 5 V supply — where it runs
If your board has a 3.3 V core but a 5 V SRAM bank, this part fits without a level shifter on the address/data bus as long as the controller's I/O is 5 V tolerant.
